Maui real estate sales statistics are ever changing, In July residential sales declined and condo and land sales increased, median sales prices for residential homes rose, but condo and land prices dropped lower. The year to date median price for a single family home in Kula is currently $515,000 Haiku is $650,000 and in Central Maui the median price is $485,000, in Makawao it is $452,500 and in Kaanapali it is $1,450,000. Maui condo prices are far more reasonable then they were previously with a median sales price for a Kihei condo being $300,000, a central Maui condo having a median price of $165,000 and The median sales price for a Wailea condo is $1,480,000. Kihei Affordable condos There are 4 Kihei condo complexes that are usually the most affordable Kihei condos. These are often the most inexpensive two bedroom residential Kihei condos available (these complexes have a few one bedrooms and a few three bedrooms, but consist mostly of two bedroom units. They are Kihei Villages condo, Southpointe at Waiakoa, Keonekai Villages condos and Kihei Shores condos. None of these Kihei condos allow vacation rentals, only owner occupants or long term tenants. You will likely find some of the most affordable Kihei condos at any of these south Maui condo complexes.
Browse many of Maui's favorite communities, learn about the South Maui neighborhoods of Maui Meadows, Halama Street, Ke Alii Kai, Moana Estates, Hokulani Golf Villas, Kamalii Alayna. Some of the most Southern neighborhoods are Maluhia at Wailea, One Palauea Bay, Wailea Fairway Estates, Wailea Golf Estates, Wailea Golf Vistas, Wailea Kai, Wailea Kialoa, Wailea Pualani, Kai Malu, Kanani Wailea. Maui REO properties~ A Maui REO is a property that has gone back to the bank after an unsuccessful foreclosure auction. REO is short for "Real Estate owned" Banks do not want to own properties and often will price Maui REO's very competitively. A REO may be vacant land, a residential home, a Maui condo, or a Maui commercial property. Remember to do your homework when purchasing a Maui REO, it is important to use a licensed real estate agent during this process. In the State of Hawaii the bank is not obligated to supply a Buyer with a Sellers Real Property Disclosure statement.
